If your are working with building owners you may not be familiar with this, but cost segregation creates significant tax benefits by accelerating depreciation on a commercial building. Most building owners will see around 6-10% of the building cost and/or renovation costs coming back to them through a reduction in taxes, and many are not even aware of it. For example, a $1 million building cost will usually create $60-$100K in extra cash flow through this tax reduction, and it doesn't need to be a newly acquired building.
