Reduced $10,700 - now just $265,700 is 172 acres of land with young hardwoods, a stream, a spring, and a big grassy ridge for $1600 per acre? Just 1.3 miles North of Leesville Lake in Bedford County, Virginia this huge tract could be yours for the price of house. If you go to Google Earth and enter the words "Chellis Ford Rd & Terrapin Creek Rd" you will go right to the property. There is a 1.906 acre parcel added to the 170 that gave it more access. From the Center of where Chellis Ford turns into Terrapin Creek Road, which is the main paved road, the property line follows the main road 235 feet. The property line then goes west back across Chellis Ford 284 feet to a new corner and back up 186 feet to the 170 acre property. The county waste deposit container is on the property. This 172.3 acre tract has a variety of 20 year old, or young, healthy growing hardwood trees on land that's not flat - of course, but not too, too hilly. The entrance is on the southeast corner where Chellis Ford Road splits to Terrapin Creek Road close to Bedford County's Leesville Lake solid waste and recycling drop off at 5573 Chellis Ford Road, Lynch Station. There's a combination lock I can give you the numbers for if you want to ride down the old logging road and look at it. The 172 acres is a combination of 170.406 acres and 1.906 acres with the latter for more road frontage and access. Road frontage can be seen on Plat Book 39 page 134 parcel "A" as surveyed by Berkley-Howell & Associates in 1999. It was all older big hardwood trees when it was cut over in 2000 by the Greif Bros (they had a timber deed) when I bought it. Instead of re planting pine trees like most other parcels are done around in the area I let the natural hardwoods grow back. There are some pine trees growing just by being seeded naturally from neighboring property. Except for the ridge I cleared and roads on it it's pretty much covered by young trees. This would be a good time to build a house, keep the roads up and watch all those nice hardwood trees grow. It's full of all types of oak, poplar, cherry and other types of trees. I took all the aerial photos myself in my own 1958 Cessna 175 airplane flying from the Davidson County airport, Lexington NC and then back. If somebody really wanted to fly over the property and see it from the air I might could pick you and fly you around to see it. These are a few years old but all looks pretty much the same. The nice Hunting Club members (Smith Mountain Wildlife Assocation) that have it leased really take care of everything there. The land is shaped like a diamond - You can see the area where I cleared all the stumps in about a 1500' length area to make an airstrip back in 2004 or so. (37°05'16"N, 79°27'55"W). I had a 215D Cat trackhoe and dug up about 400 hardwood stumps and smoothed it all back over with a John Deere 650G dozer. It needed a little more work getting all the rest of the sugar quartz rocks off that are scattered about and getting it really smooth but it wouldn't take much. I found a few flint and sugar quart arrowheads there. You have all mineral rights also - nobody has any mineral rights to it. It has some pretty good roads to get around. I went over all the roads pretty good with the dozer. The property could be made into an airpark if one so desired or just your own huge property with an airstrip. Just to be clear all I did was just the perliminary type stuff of stump removal and smoothing without disturbing the earth or causing any kind of drainage problems. I improved it the surface over the way it was left by the loggers. It has a gentle uphill slope which would be good for a short field airplane like a Piper Cub, light sport or ultralight - just get all the small sugar quartz rocks off. You could extend it way on out to about 2200 ft with heavy equipment. There is a 977 Caterpillar loader that will be available if you're interested. Turn at the old store in the corner of Chellis Ford Rd and 43. Go over Goose Creek that feeds into the Roanoke River and under a single lane bridge that has you to blow your horn before you enter. Stay on Chellis Ford Rd (Route 630) and go exactly 5 miles and take a right just before Chellis Ford Rd turns right and the road changes to Terrapin Creek Rd, The entrance to the property is just to the right at 37°04'54"N, 79°27'36"W. You will see a gate in the opposite corner of where Chellis Ford meets Terrapin Creek Road. And this is exactly 5.0 miles from where you turned off Hwy 43 or Bedford Hwy. The zip code would be 24571 for Lynch Station though a close neighbor is 24104 for Huddleston and is covered by the Huddleston Volunteer Fire Department. Property has a spring and touches the creek Long Branch on the west side. Perfect property for the prepper or off-the-grid living with plenty of deer, turkey. It was never put in the VA Land Use Program. From the gate to the Tri-County Marina at Leesville lake is 1.9 miles.
