Looking for a Specialty Circumstance (Christiansburg)

So I'm looking for a Residential, or even possible commercial, property to rent or rent to own. I have a different circumstance, and I realize there aren't many who would be willing to work with me, but figured I'd give it a go.
I've currently rented a house, or rooms in a house, with my current landlord for 8 years now. For 6 years I've been running my business where I breed snakes, and also rodents for Feeders. I was given permission from him to do so, he does live in the residence with me. But due to some changes at his University job, he may be leaving to another University, and of course will be selling the house to buy a new one where ever he goes. So now I find myself looking for another place to run my business, or just losing it completely. I'm a legit business, it's mostly online sales, have my LLC with the state of VA. I have a excellent reference from my current landlord, bills always paid on time or early, my areas are kept immaculate, as I take my business very seriously and have grown a great name in the industry. So I'm looking for someone who may have property to rent who would be willing to give me a chance. I'll be one of the best tenants you've ever had, I do most maintenance work myself whenever I can. I need at least 2 bedrooms, with either a garage or full basement that also has temperature control capabilities.
